Avon commission approves site‑plan change of use for 369 West Main Street furniture store

The Planning and Zoning Commission approved a site‑plan application to permit a furniture store at 369 West Main Street.
Engineer Francis Vacca and owner Jeffrey Battiston presented a change of use from a former dry‑cleaning operation to a 9,800‑square‑foot furniture store. Vacca said the site has two buildings totaling about 25,000 square feet and 116 total parking spaces; 49 spaces are assigned to the furniture store, which "satisfies the requirements in the Zoning Regulations," he said.
Commissioner Joseph Gentile moved to approve App. #5056 with three conditions: (1) the applicant must submit proper plans to the Avon Building Department and obtain a building permit for any interior work; (2) compliance must be demonstrated with Planning, Building, Fire, Engineering and the Farmington Valley Health District; and (3) no signage is approved as part of this application and any change in signage requires a separate sign application to the Planning Department. The motion was seconded by Peter Mahoney and carried with Gentile, Mahoney, Baran, White, Bowers and Levin voting in favor.
Owner Jeffrey Battiston confirmed that the applicant has no current plans to sell the building and noted that any future ownership change could open opportunities for parking or landscaping adjustments. Mr. Battiston also stated that signage will be addressed via a separate application if and when proposed.
The approval is subject to the listed departmental reviews and permitting steps before any interior or exterior work may proceed.
