The commission reviewed a minor plat subdivision called the Car Wash addition that would split the site of a newly constructed car wash into two parcels. Staff described the proposal: "Proposed lot 1 to the north will be about 1.17 acres," and "Proposed Lot 2 will be about 0.76 acres." Staff said both parcels would be zoned B-2 (general business).
Staff summarized Development Review Committee comments from July 31 and listed several outstanding items that must be addressed before final plat approval: written confirmation of adequate capacity from the sanitary district; depiction of existing sanitary and storm sewers, water mains, fire hydrants and other underground structures on the plat; a surveyor certificate statement on whether the property is in a flood-hazard zone (including the FEMA panel reviewed); and removal of an unnecessary supervisor-of-assessments signature block. The transcript shows no applicant representative present at the meeting; the Chair noted that absence and staff confirmed the applicants had been notified. Staff later stated applicants had addressed some noted items and were continuing to work on the rest.
