Ricci asked to tighten pool plans after Planning Agency flags stormwater, setback and coverage issues

The Douglass Township Planning Agency on March 13 asked applicant Ricci to provide stormwater engineering and to reduce the proposed accessory coverage for a planned inground swimming pool at 801 Clover Lane before the agency endorses variances. The applicant seeks relief from Section 265-14.C for a rear-yard setback (proposed 11.8 feet vs. the 30 feet required) and from Section 265-52.C, which limits accessory building coverage to 10 percent; Ricci’s proposal would raise coverage to 16.6 percent from the current 12 percent.
Ricci told the agency that “he has a smaller lot and his property is a corner property with two front yards which also restricts usage of the property.” Pennoni engineer Allison Lee told the agency that “the storm water has not been addressed.” Members asked whether the applicant could reduce decking and coping area (a suggestion to bring total accessory coverage down to about 14 percent), and directed Ricci to provide a stormwater plan and supporting materials to the Manager before the April 10 meeting so the agency can review them in advance. The applicant was asked to appear at the April 10 Planning Agency meeting and to file materials ahead of time.
