Commission grants certificate of appropriateness for duplex at 1022 E. 12th Ave with documentation conditions

The Barrio Latino Commission voted unanimously to grant a certificate of appropriateness for BLC‑26‑0000071, a duplex proposed for 1022 East 12th Avenue, provided that the applicant submits modified drawings and the conditions discussed at the public hearing.

Agent Juan Quinones presented the site plan and elevations, describing setbacks, a 2‑foot elevated finished floor, wood siding, 2x2 picket railings and a concrete driveway. In response to commissioner questions he confirmed the paired‑window middle pocket would be 7 inches and that siding and railing details would be provided prior to permitting. As staff summarized, "Staff finds that this application is consistent with the Ybor City design guidelines," while also calling for submitted details on porch sections, window trim and the removal of irrelevant standard details from the plan set.

Commissioner Motion: the commission's motion approved the modified drawings and delegated certain site elements to staff, while listing conditions that require: addition of gutters and downspouts; designation of wood (not hardy board) cladding; removal of irrelevant window details and stucco notes; inclusion of trim and railing details and a porch section showing columns, floors, ceilings, light fixture locations and hardware; and confirmation of the 7‑inch weight pocket for dual‑hung windows. The applicant acknowledged understanding and the motion carried unanimously.
