Planning staff presented the final plat for Walnut Hills subdivision phase 2, which would create 11 lots on approximately 15.14 acres with open-space tracts and scenic easements. Staff told commissioners there are two specific conditions of approval and 13 standard conditions.
"This 1 is for 11 lots on approximately 15.14 acres," said S2 (Staff member). Staff emphasized condition one: add a note requiring HOA approval for tree removal inside the no-disturb buffer, and condition two: remove an inapplicable note (cited to municipal code language) that would otherwise restrict accessory buildings on lots under two acres. Staff recommended approval subject to the listed notes.
Commissioners asked for clarification on why the accessory-building note did not apply; staff replied the additional technical standards apply only to lots abutting arterial streets, and therefore that plat note should be removed.
