Overland Park planning staff says $2.6 billion in permits added in five years; interactive report launched

April Snaes, senior long range planner, told the Community Development Committee that Overland Park has seen substantial construction activity in recent years, with permits that “have added approximately $2,600,000,000 in project valuation in Overland Park.”

Snaes said the 2025 Annual Development Report (ADR) organizes information into three sections—“by the numbers,” community demographics and project highlights—and is available in a detailed interactive story‑map and a shorter executive summary. The presentation highlighted roughly 16,500,000 square feet of new development across five years and notable nonresidential projects (including office, parking garage expansions and a sports park) that drove valuation spikes in 2022–2023.

Committee members asked staff to clarify permitting timelines and the interplay between rezoning and building permit timing; staff said construction permits turnaround averages about 16 days once entitlements are complete, while rezoning typically adds 60–90 days and “60 days minimum because of rezoning by state statute,” due to required notice and protest periods. Snaes also reviewed long‑range charts on household income, median home value and vacancy rates and directed the committee to the online ADR tools for deeper data exploration.

The city posted an executive summary in the meeting packet and the online story map for residents to review and use when tracking specific projects and neighborhood changes.
