City planning staff presented a combined annexation and future-development map amendment for five parcels just south of I‑85. "This application is related to the proposed annexation of 5 parcels on the, South of the I 85 Corridor," Matt Adams (Speaker 9) told council, and staff recommended adding the properties to Chamblee's future development map and assigning a mixed‑use land‑use designation while noting that a map amendment does not itself approve a development plan or rezoning.
On rezoning, staff recommended reassigning 2767 Claremont Road and several Briarcliff Road parcels from various DeKalb County districts into Chamblee's MUBC or DCA categories to create a unified mixed‑use zoning framework for the site. Jason Linscott (Speaker 11), who said his firm owns about "6 acres of it," said the project has had community support and that the applicant will return with site plans that conform to city requirements. DeKalb County Commissioner Michelle Long Spears (Speaker 8) told council she supports the annexation, calling it a "solid project" and saying nearby residents would welcome reinvestment.
Staff emphasized that any future development will require separate site‑plan and rezoning approvals and compliance with stream buffers and other protections; council will revisit the items on the regular meeting agenda for formal action.
