Planning commission recommends adding 3500 County Road 92 to Minnetrista's urban service area
Summary
The commission unanimously recommended that the city council approve a comprehensive plan amendment to include a roughly 68–69 acre parcel at 3500 County Road 92 in the Metropolitan Urban Service Area (MUSA), allowing future residential development at the Met Council's 3.5 units/acre density; residents urged careful review of traffic, sewer connections and greenspace during subsequent phases.

The Minnetrista Planning Commission voted unanimously to recommend that the city council amend the comprehensive plan to include a roughly 68–69 acre parcel at 3500 County Road 92 in the Metropolitan Urban Service Area (MUSA), the first step that would allow future residential development under city and Met Council rules.
Staff explained that inclusion in the MUSA is a policy step enabling city sewer and water service in the future and that the parcel — currently staged for possible urbanization — would later require preliminary and final plats, engineering, and coordinated reviews with the Met Council and other agencies. A resident asked whether sewer would be routed through Saint Bonnie; staff and the mayor said Minnetrista intends to serve development with Minnetrista water and sewer infrastructure and that developers pay for on‑site infrastructure and connections. Commissioners added that traffic, wetlands and detailed engineering will be reviewed at later steps. A motion to recommend the council approve the requested comprehensive plan amendment based on staff findings and conditions 1–2 passed unanimously and will be forwarded to council for final action.
