Residents urge planning commission to protect Dogwood Acres and Lodge Road from commercial development impacts

Becky Droz and Jeanie Saner said that homes on Dogwood Acres — some valued between $500,000 and over $1 million — would be surrounded by business park uses and asked the commission to review maps carefully and consider adaptive reuse of existing industrial sites rather than rezoning residential land.
Boyles said the small unpaved Lodge Road cannot carry additional traffic without targeted drainage protections; he asked commissioners for “clear assurances that any changes ... be considered and that any damage that occurs ... that there is a defined plan and responsibility for those damages.” Several commenters referenced the proximity of a new MUSC facility across U.S. 521 and worried tractor-trailer turns could interfere with emergency access. Commissioners acknowledged these concerns during debate on Project Magic and The Point and pressed staff and applicants on traffic, stormwater and right-of-way questions.
