Staff told commissioners the property (about 31.4 acres, public zone) had two existing noncompliant elements (driveway alignment and interior landscaping) and that the applicant submitted revised plans to provide six ADA spaces and the required 20 bicycle parking spaces. Gretchen Stone of CB2 Architects said the project is an auxiliary practice gym intended to improve scheduling for existing teams and "They're not adding classroom space," she said, noting the project is not intended to increase student population.
Staff's recommended conditions require final stormwater analysis, water and sanitary connections, repairs to sidewalk panels shown on the plans, and needed permits before occupancy. The commission adopted the staff's draft order and voted in favor of the site plan review.
