County auditor asks commission to ratify 2025 tax sale; commissioners approve

Charlene Larson, Box Elder County auditor, presented the annual tax-sale ratification, reporting that 47 properties were listed for the 2025 tax sale. Larson said 10 properties were struck back to the county and 37 were sold; of those sold, 17 were noncompliant parcels that had been illegally subdivided in the past and cannot be developed.
Larson described the process used and noted surplus sale proceeds are forwarded to the state unclaimed property program for the original owners. Commissioner Vincent moved to ratify the tax sale for 2025; Commissioner Perry seconded and the commission approved the ratification by voice vote.
Why it matters: ratifying the tax sale finalizes county action to transfer title for delinquent-tax parcels and clarifies which parcels remain with the county versus those conveyed to new owners. Larson said reselling noncompliant parcels consumes county staff time and resources and may require state-level solutions.
What’s next: the auditor will continue the recording and transfer process for the conveyed properties and work with the treasurer/state unclaimed property programs for surplus proceeds.
