The applicant team revised the plant list to native species and reduced impervious area in parts of the site; staff said the revised layout keeps the septic outside flood‑zone setbacks after rotating the leaching area.
Commissioners asked for a dry well detail and specific compliance statements for pool chemicals and lighting; Nicole (applicant) said she was willing to meet planting and mitigation requirements and to alter hedge species if requested. The motion to approve included special conditions for single‑family dwellings with landscape and construction protocols; the agent will require follow‑up planting details and legacy tree permitting if the trees meet the planning board threshold.
