Buffering between the new homes and a nearby ready‑mix concrete plant and pedestrian safety along State Route 161 were recurring concerns. Hillary said the team has proposed increased plantings, mounding or fencing on the northern boundary and that staff and engineers are coordinating on traffic improvements; she added that counts for the traffic study are complete but the final traffic‑study results were not yet received. Council directed staff to continue coordination and to include trail alignment and buffering details in materials for the second reading.
