The Cocoa City Council on July 28 approved a package of land-use ordinances affecting a 1.29-acre parcel east of Grissom Parkway, taking final action to annex the property, amend the future land-use map and change zoning to an industrial designation.
City planner Jen Webster said a numerical correction was made to the parcel area (from 1.16 to 1.19 acres) to include an adjacent right-of-way easement, and that the property’s ownership transferred to SDH Coco BP LLC, with the deed recorded June 29. Webster said the city received updated application materials and the special warranty deed; no substantive public objections were raised during the second-reading hearings.
Ord. 07-2026 (annexation), Ord. 08-2026 (comprehensive plan amendment changing the parcel from Brevard County Residential 4 to City of Cocoa Industrial) and Ord. 09-2026 (rezoning to Cocoa M-2 manufacturing/industrial) were each presented for second and final reading and approved unanimously. The comprehensive-plan and rezoning ordinances include conditional effective dates tied to the annexation becoming effective.
Why it matters: The approvals expand Cocoa’s industrial land base at the Grissom Parkway corridor and formalize the city’s regulatory authority over the parcel; staff documented corrected acreage and a change in ownership prior to final action.
