The Dorset Select Board discussed plans to advance housing at Raptor Lane after developers raised questions about zoning requirements for increased density and PUD unit counts.
Board members and staff said the most prudent approach is to treat Raptor Lane as a separate zoning district so changes can be tailored to the project. Rob Gaiotti said he would "craft a letter to the PC requesting changes to be developed for review at the next SB meeting." The minutes record that RFP responses are due back on Aug. 20 and that White & Burke and the Housing Committee are expected to review proposals and make recommendations.
The board noted that portions of submitted RFPs are likely to be confidential because they may include private financial statements. No formal zoning change has been adopted; the Board asked staff to initiate the Planning Commission review process so language changes can be drafted for subsequent public review.
