The Town of Zionsville Design and Redevelopment Commission voted July 28 to approve an amendment to the Creekside Lot 3 development agreement after a developer presentation and discussion.
Adam Collins of Wallach Summers and Haas, representing developer Mark Jaffe, told commissioners the project footprint is ‘‘Approximately 20,000 square feet, 10 to $12,000,000 in total investment, $125,000 annually in property taxes’’ and that the team expects to finish remaining design work ahead of a planned October submission for development-plan approval. Collins said the developer is targeting a closing on the property for Nov. 18 and estimated a roughly 14‑month construction schedule with substantial completion around March 2028.
Commission members then moved to approve an amendment to the development agreement to allow additional time for design and plan approval; the motion was approved by voice vote and the chair announced the motion carries. The deputy mayor requested a voice vote so that Evan Norris could be authorized to sign the amendment on the town’s behalf.
The presentation included projected building plans that could yield two floors and space for as many as four tenants, and Collins said lender commitments are in place to support construction financing. No formal vote tally names were recorded in the transcript; the outcome was recorded as approval by voice vote.
Next steps noted by Collins were completion of roughly six weeks of design work before returning to the commission in October with the development plan and proceeding toward closing if approved.
