The zoning board approved application 26137 allowing a modest unheated sunroom and permitting an existing 98.4‑square‑foot shed to remain despite a minor 0.8‑foot encroachment into the required setback.
Diana Laspisa (speaker 13), representing the owners, said the sunroom replaces an older screened room and will be used seasonally with no plumbing or heating. She described the shed and concrete pad and told the board the shed has existed since at least 2013 and is largely screened by vegetation. "The shed is situated in a secluded portion of the yard and is screened by existing vegetation, which minimizes any visual impact on the neighboring parcels," Laspisa said. The board placed conditions consistent with the planning memo and required that any concrete under the shed be removed if the shed is ever taken down.
The motion to approve included the planning memo's conditions (no habitable space in the sunroom; no plumbing/heating beyond a fan and light) and required the owner to restore the yard should the shed be removed in the future.
