Attorney Nicole Blanda told the zoning board she represents the owner seeking variances to construct a four‑bedroom, three‑bath single‑family dwelling with an internal garage on a 5,000‑square‑foot, 50‑foot‑frontage lot in Wyandanch. She said the parcel is a single‑and‑separate lot and that nearby precedents have granted similar total side‑yard variances.
Blanda said, "We are seeking to diminish the total side yards from 25 feet required to 20 feet and diminish the rear yard setback from 30 feet to 25.3 in order to accommodate an outside cellar entrance that would be able to access the unfinished basement." She told board members the design team could shift the house forward five feet to meet the rear‑yard setback if the board preferred eliminating the exterior cellar entrance. The board voted to delete variance number 4 (the rear‑yard variance) and reserved decision while asking the applicant to upload amended surveys and plans to the portal so staff could confirm compliance.
The applicant consented to the planning memo conditions and to covenants limiting accessory apartments, conversions of the garage and future expansion. The board said a timely amended survey and plans would allow the board to move the application at a subsequent meeting; members highlighted that decisions depend on the plan submitted for review.
