Zoning board OKs one‑year special exception for golf‑simulator bar in West Babylon

The Town of Babylon Zoning Board of Appeals approved a one‑year special exception for a golf‑simulator bar and restaurant proposed in the Great South Bay Shopping Center in West Babylon.

Applicant Will Bergerson said the business would occupy roughly 6,750 square feet, include eight golf bays, a bar and a small table area, and offer hourly simulator rentals, lessons and organized leagues. "We plan to be open to the public from approximately 8AM until midnight 7 days a week," Bergerson told the board, adding the operator expects about 15 employees and plans to run leagues and lessons inside the facility.

The board adopted a negative declaration under SEQRA for the project and voted to approve the special exception for one year, noting the town typically limits first‑time approvals so the board can review operational results and neighborhood impacts. The board told the applicant the permit must be renewed after one year and that issuance of a certificate of occupancy and compliance with fire‑marshal conditions are prerequisites to opening. The motion to approve carried by voice vote with no recorded opposition.

The approval includes conditions: adherence to the hours the board assigned, compliance with the fire marshal's report and any cross‑access or parking agreements, and the requirement to return to the board on renewal. The board signaled it may limit future renewals or adjust conditions if operations disturb adjacent tenants or neighbors.
