Resident asks CDD and HOA to address ponding after moisture damaged flooring

Lynda Sorensen, a resident of Oak Run in Pelican Sound, told the River Ridge CDD on Oct. 22 that water intrusion beneath her home’s slab caused buckling of master bedroom wood flooring and mold under the floor.
"Inspections determined that there were no plumbing or HVAC issues and the cause was not an under slab leak; a floor warranty issue was found and a leak detection specialist found very high moisture levels on the floor and concrete slab," the minutes record. Sorensen said heavy rainfall and ponding behind her unit at 27123 Sound Way left underground downspouts submerged; a foundation specialist recommended perimeter drain tiles and 5'–10' downspout extensions.
Board Chair Bob Schultz said ponding might be addressed by the CDD but that installing drain tiles is likely an HOA responsibility; Sorensen asked the CDD and HOA to "determine the solution" and hoped collective entities could develop an innovative fix. District Engineer Charlie Krebs noted that the area had originally been an indigenous preserve and was not part of the water management system when first developed, which affected prior drainage installations.
