Elevate Play Ventures proposes Urban Air adventure park for 725 Milwaukee Avenue

Elevate Play Ventures asked the Village of Lincolnshire for a Special Use Permit to convert the former Toms Price Home at 725 Milwaukee Avenue into an Urban Air Adventure Park, a proposal that would add indoor attractions and expanded parking to the Rivershire Planned Unit Development.

Planning & Development Manager Zozulya told trustees staff found no planning or engineering issues in the pre‑application review and recommended referral to the Zoning Board and Architectural Review Board. The proposal would include attractions such as go‑karts and laser tag, a café, birthday‑party programming and additional parking on the building's south side.

Mr. Prerit Sehgal described the concept in more detail: "Mr. Sehgal provided a presentation regarding the proposed Urban Air Adventure Park including photos of proposed parking, customer base, operations and pricing, expected weekend patrons, birthday parties and café concept." Trustees asked whether adults could use the facility and whether alcohol would be part of the business model; Mr. Sehgal confirmed adults could use the facility and said liquor is being considered but would not be the primary business driver. Trustee Mitchell noted a recently approved Playroom Café in Lincolnshire Commons and asked whether the proposed use overlapped; Mayor Brandt said the approved business does not include the same amenities and that customer ages would differ.

Trustee Raizin raised safety concerns after hearing about accidents at other facilities that include track racing. Mr. Sehgal responded that "the speed of the cars at the proposed facility will be controlled which means they cannot race against each other and speed will be governed," and that staff would be properly trained. Mr. Vishal Handa added that he and Mr. Sehgal "have to go through corporate training for security and public safety."

The Board reached consensus to refer the Special Use Permit request to the Zoning Board for a public hearing and to the Architectural Review Board for design review. Mayor Brandt noted the business could generate food and beverage and amusement tax revenue if approved; Mr. Sehgal estimated the property closing could occur in about four months and said any earlier opening would depend on permitting and equipment delivery, making an opening before September 2027 possible but not certain.
