Planning board sets public hearing for Gross Bagels site changes after parking, ADA questions

The applicants said extending the lawn will remove three parking spaces in front of the building and that the site currently shows 24 parking spaces, one ADA-accessible space, and 32 interior seats.
Board members pressed for clarity on parking requirements and ADA compliance. Planner Brandee Nelson reviewed zoning rules in a prepared memo: one parking space is required per three interior seats or per 75 square feet of patron space, and at least one ADA space is required for every 25 parking spaces. The board asked the applicant to update the site plan to show the required calculations and lighting specifications and agreed to consult the Zoning Enforcement Officer about the existing sign structure (noting the hanging portion is approximately 24 square feet and currently non-compliant after more than 30 days without an active business).
Ariadne Montare moved to hold a public hearing on Aug. 3, 2026; Jay Quaintance seconded and the motion passed unanimously. The board recorded the request that the applicant indicate whether the site plan could be amended to provide two ADA spaces instead of the one currently shown.
