"We received 94 respondents, 70% of whom lived in Newark and 75% lived in single unit homes," the presenter said. Staff noted the modest sample size and plans to do additional pop‑up outreach tied to community events (including potential outreach at Newark Days) before fall hearings.
Focus groups emphasized clear guidelines and transparent processes that align local preferences with state pathways so developers and lenders understand the product being proposed. Staff said the market segment most likely to be served by missing‑middle prototypes in Newark is older adults and young families.
