Resident says 250-foot shoreland zone blocked shed permit; planning board reviewing map
Summary
A resident told the board a newly applied 250-foot resource protection setback prevented a planned shed and said 10 of 14 lots in a nearby subdivision would be affected; the planning board and staff said consultants are comparing state and town standards while a variance request is pending.

A property owner told the board they were surprised to find a 250-foot resource protection setback applied when they applied for a shed permit and said the setback would devalue affected lots if enforced as shown on the town map.
The resident (S3) said the town’s 250-foot resource protection zone is "much more severe than the 100 foot shoreline zoning of the state" and reported submitting a variance because part of the proposed shed is close to the driveway. Staff member (S2) said the issue is currently before the planning board and that consultants have compared state requirements to the town’s maps but no final resolution has been reached. The transcript shows the resident describing a 14-lot subdivision where “10 of those 14 lots are pretty much wiped out by that 250 foot zone.”
Board members said the immediate path for the resident is the variance process while the planning board and a consultant review shoreland zoning mapping and whether ordinance text or map presentation needs correction. Staff also said the town plans to replace a regional overlay with a professional GIS mapping product to make restrictions clearer for property owners and potential buyers.
