The Bryan Planning and Zoning Commission approved planning variance PV 25‑21 Dec. 4 to permit two 35‑foot driveways at a proposed motor fuel retail redevelopment at 14311 North Texas Avenue.
Benjamin Johnson, the project planner, told commissioners the variance addresses cumulative driveway width standards in the City land and site development ordinance (section 62.2.96.e.3). He said the code calls for a cumulative driveway width between 25 and 50 feet and that "the applicant is requesting a 20 foot variance to this standard, and able to build 2 35 foot driveways on the subject property." Johnson and other staff argued the wider openings create safer ingress and egress for large fuel trucks. Several commissioners raised safety concerns at the nearby North Texas and Woodville Road intersection, noting high speeds; one commissioner said people on that stretch are “going 60, 70 miles an hour.” Johnson said TxDOT reviewed and approved the driveway location and indicated a deceleration lane could not be constructed at that location. The motion to approve the variance passed unanimously; the conditional use permit for the motor fuel station will return for separate review.
