Planner Tori Brubaker presented technical findings for case 25-120v, describing the site as approximately 5 acres in a Deer Run PUD with floodplain near the Scioto River, substantial mature vegetation and steep grade changes that reduce visibility from the right-of-way. Brubaker said two of the variance requests relate to architectural character (roof pitch and window trim) and two relate to development standards (garage width and accessory structure location).
Brubaker told the board planning's recommendation was to approve the roof-pitch and trim variances and to allow the detached garage forward of the primary dwelling, but to disapprove the combined garage-door width variance because staff concluded it did not meet the intent of the code. She explained the analysis of unique site conditions and available alternative methods for meeting the code.
