Board approves four variances for Kaufman Residence in Deer Run

The City of Dublin Board of Zoning Appeals voted to approve four nonuse-area variances for the Kaufman Residence at 4700 Deer Run Drive (Deer Run PUD). The variances unanimously approved by voice vote were: allowance of multiple roof pitches below the secondary architectural 4:12 requirement; window trim narrower than the 3.5-inch standard; combined garage-door openings greater than the standard 36 feet (applicant requested 38 feet); and permitting a detached garage forward of the primary dwelling.
Planner Tori Brubaker told the board the 5-acre site contains floodplain, steep slopes and substantial mature vegetation and that two of the variance requests relate to architectural character while two relate to development standards. Brubaker said planning recommended approval of variances 1, 2 and 4 and recommended disapproval of the combined garage-door width, but the board ultimately voted to approve all four variances. Chair announced, “And that’s, all 4 variances are approved, for case, 25Dash120 v.”
