Marquette County’s Board of Adjustment granted a special exception to MP and E Properties LLC to add storage units to existing mini‑warehouse buildings, subject to written stormwater and erosion‑control guidance and coordination on vehicle access.
Agent Jamie Stelter told the board the proposal would add 15 units to one building and 30 to another, and that the project is a longer‑term plan rather than immediate construction. He said the site currently has two driveways and discussed options for adding or repositioning access to improve ingress and egress. "These buildings aren't gonna go up this year at all. This is just something I've been wanting to do and decided to at least try to get this on paper with the county and the town board of Montello," Stelter said.
The board unanimously attached two conditions before approving the special exception: (1) the applicant must meet with the land‑and‑water/conservation department and provide written stormwater and erosion‑control determinations, and (2) the board will support a request to the highway department to consider allowing repositioned or an additional driveway where safety and ingress/egress justify it. Board members noted the property has hosted mini‑storage use since the early 1990s and described the applicant’s operation as well‑maintained.
Next steps: the applicant will work with zoning staff to document the conservation determination and, if needed, seek highway department approval for driveway access. The special exception will remain subject to those conditions prior to construction.
