Planning commission approves CAM for 50 Ashworth Avenue with floodplain and health stipulations

Rick Fettis of Fettis Engineering presented the CAM application for 50 Ashworth Avenue, describing a demolition and rebuild that meets zoning setbacks, impervious coverage limits and FEMA requirements. He said mechanicals and utilities will be above the base flood elevation and that revised plans and a response letter to SLR's memorandum were provided to staff the day of the meeting.
Commissioner motion language required the applicant to address outstanding comments to the satisfaction of the health department, floodplain manager and zoning enforcement officer; any alterations required by those reviews must be returned for review as needed, and the final plan must satisfy the zoning enforcement officer. The commission voted to approve the application with three stipulations; the chair abstained from the vote.
Fettis said the project will capture the first 1.3 inches of rainfall in an underground infiltration system and that final foundation and architectural details will be submitted at building permit stage as required.
