Commission recommends light-industrial rezoning at State Highway 5 and Wilmeth Road

The Planning and Zoning Commission voted Jan. 27 to recommend rezoning a parcel at the southwest corner of State Highway 5 (North McDonald Street) and Wilmeth Road from its existing PD/BG/Ag designations to L-1 Light Industrial.
Planner Jake Bennett explained the surrounding area is already zoned for industrial uses and that the city's comprehensive plan designates the area as an employment-mixed place type, supporting industrial operations. "As such, staff recommends approval," Bennett said.
Applicant Alex Camunez identified himself and said the proposal is for a speculative industrial warehouse product. He told commissioners the site will require relocation of a water line and a sewer easement and that the project team was still assessing square footage and constraints tied to the floodplain and existing utilities. "We're still working through some encumbrance on the site," Camunez said.
Commissioners asked about floodplain extent and drainage; staff noted a creek along the southern property edge and indicated a few developable acres remain outside the floodplain. The commission closed the public hearing and approved the rezoning recommendation; staff will forward the case to City Council for final action on Feb. 17, 2026.
