The Planning and Zoning Commission voted unanimously Jan. 27 to recommend rezoning a property north of the future US 380 bypass and approximately 540 feet west of FM 1461 to MR (Mixed Residential).
Jake Bennett, a planner with the City of McKinney, said the proposed MR zoning is intended to establish residential uses that support future businesses along the US 380 corridor while buffering adjacent single-family neighborhoods as the area develops. "Staff believes that the zoning should further establish residential uses to support future businesses along 380," Bennett said.
Kevin Patel, the engineer of record for the applicant, presented renderings of the proposed product and said the plan envisions about 65 units in a townhome-style, attached configuration with controlled access and provisions for EV parking. "We have about 65 units," Patel said, adding that the product includes two-car garages plus frontage parking and shared parking areas.
Commissioners asked about utilities and site constraints including sewer, and staff confirmed sewer and water extensions will be required; Bennett said planning and annexation are proceeding and that the case will be forwarded to City Council for final action at the Feb. 3 meeting. The commission closed the public hearing and approved the zoning recommendation by unanimous show of hands; the transcript does not provide a numeric vote tally.
