Salem Board approves Dunaway and Zundel subdivisions with conditions; Bortz-Koontz plan tabled

Salem Township supervisors acted on multiple planning items May 21, approving several subdivisions subject to required plan revisions and waivers while tabling one large consolidation plan.
The Dunaway subdivision approving a 5.547-acre parcel was granted with conditions; during debate the board amended the motion to strike a thirty-foot front building setback for the residual parcel while retaining ten-foot side and rear setbacks. Applicant Jack Dunaway voiced disagreement with four of the conditions; Solicitor Falatovich advised that "Under the circumstances you could probably waive that requirement because nothing will be built in the 50' ROW." The amended motion passed unanimously.
The Zundel Plan No.1 (a 1.9987-acre parcel for conveyance to the owners' grandson for a single-family home) was approved contingent on SEO approval, planning module submission and other standard mapping and certification requirements. The larger Bortz-Koontz consolidation and lot-line revision plan was tabled because required revisions, ownership clarifications and county certification items were not supplied. The Tuttle-Duncan side-lot addition was sent back to the Planning Commission to clarify a front yard setback line and other plan notes.
