Commission discusses streamlining minor subdivisions and new definitions for tiny houses and RVs

Zoning Administrator Jon Prue described proposed changes to the town's subdivision review process at the Jan. 14 meeting. The suggested amendment would change how minor subdivisions are handled administratively by the Zoning Administrator and the Development Review Board, allowing for an administrative-review pathway in some cases.
Prue recommended inserting state-prescribed language to address height restrictions, parking requirements and fire marshal review. He said certain projects would require documentation from the fire marshal. The commission also instructed staff to draft clear definitions for tiny houses, recreational vehicles and recreational campers to clarify permitting and zoning treatment; Prue emphasized that recreational vehicles are currently not considered dwellings, but cited increasing cases of year-round occupancy often without proper wastewater systems.
The commission did not finalize language and directed staff to prepare draft definitions and revised administrative-review procedures for further consideration.
