Zoning Administrator Jon Prue walked the commission through required updates to the town bylaws to comply with State Act 47 at the Jan. 14 meeting. Changes discussed include revisions to the number of units and permitted uses on Class 1 lots and a reduction of minimum lot size to 8,712 square feet per unit in many districts.
Commissioners flagged potential issues for development on small lots and asked staff to consult the town attorney and the Vermont League of Cities and Towns (VLCT) about whether density bonuses could be applied to affordable housing projects. The commission also discussed adjustments to height restrictions, parking requirements and how fire marshal reviews will be incorporated into the revised bylaws.
The Planning Commission did not adopt final bylaw language at the Jan. 14 meeting; staff will continue drafting the amendments consistent with State Act 47 requirements and return with language for further review.
