Salem Township grants conditioned final approval for Salem Estates subdivision; private road maintenance assigned to owners

At the July 16 meeting the Salem Township Board of Supervisors granted final approval, subject to conditions, for the Salem Estates Minor Subdivision that splits Tax Map Parcel No. 57-13-09-0-044 into three existing-lot parcels. The board listed a series of required plan changes: add a Statement of Purpose; list Cherry Hills LP as developer and include deed references; darken lot perimeter lines; address Lot 2's substandard road frontage with an approved modification note; label the "Limits of Stormwater Management Area"; show main sanitary sewer and public water lines and manholes; and relabel the sanitary lateral as a "Common Sanitary Sewer Lateral." The approval is conditioned on recording a "Declaration of Private Road and Utility Easements" that will allocate maintenance responsibility for Brush Run Road, stormwater facilities and sewer laterals to lot owners rather than the township.
Residents Mark Nikouli and George Saad said they opposed general through-traffic on the private drive, noting they "don't want general traffic driving through there damaging the road." The minutes also record that access for emergency vehicles was confirmed as requested by John Durco at the Planning Commission meeting. The board's motion to grant final approval included a number of outstanding items to be resolved by the applicant and the Township Solicitor before recording; supervisors voted unanimously.
