Planning staff recommended approval of a specific-use permit for a Brake Masters minor vehicle repair facility proposed at 12021 West University Drive. Araceli Oteo, planner, said the site complies with zoning, parking, and building standards and that proposed bay doors are oriented internally so operations won’t be visible from the public right of way.
Applicant representative Juan Vasquez described operations as service‑oriented (brake work, batteries, fluids; not major engine or body work), eight bays and typical service times of one to two hours. "Being that, you know, they permanently work on brakes... they don't see as much traffic as you would think they would," Vasquez said. The commission closed the public hearing and unanimously approved the SUP; it will be forwarded to City Council on Feb. 3 for final action.
