Commission approves Murphy Oil SUP for corner of US 75 and Virginia Parkway

The Planning and Zoning Commission voted to approve a specific-use permit for a Murphy Oil passenger-vehicle fuel sales station at the southwest corner of US 75 and Virginia Parkway, despite staff recommending denial under the Unified Development Code’s guidance on preserving commercial 'hard corners' along arterial corridors.
Alan Perez of JM Civil Engineering said the applicant planned architectural upgrades and a 7-pump layout intended to serve commuters: "Murphy recognizes that there is an aging presence for fueling stations in this area, and Murphy is eager to move forward with a clean, efficient, new fueling station for the next 30 years," he said. Commissioners debated whether the corner already had sufficient fuel options and whether redevelopment of older stations would trigger SUP requirements; staff explained SUPs are required for a fourth hard-corner fuel use at certain intersections. The commission approved the SUP and will forward the matter to City Council for final action on Feb. 3, 2026.
