The Brookings County Board of Adjustment on April 7 approved variance 2026-003 allowing Barrett Marshall to place a 40-by-70-foot home 130 feet from the center of 204th Street, a 20-foot reduction from the required 150-foot front-yard setback. The applicant said the location preserves a crab-apple tree planted by the previous owner and aligns the new garage with the existing driveway; staff reviewed the site survey and confirmed rural-water and setback details.
During testimony Barrett Marshall described wanting to preserve the trees and keep the driveway alignment; the board read findings of fact that the circumstance constituted a unique hardship and voted 7–2 to grant the variance. Staff reminded the applicant that, if the variance is not used within three years, it will be invalid and to submit building-permit plans for review.
