The commission approved a rezoning request for about 76.85 acres on Dock Road in Conway to MRDP for a proposed 134 single‑family homes. Staff described a gross density of 1.74 dwelling units per acre and a net density of 2.59 du/acre, with two access points, extensive perimeter buffers and three sustainable development criteria including sidewalks and pocket parks.
“Just pointing out the net density on it is, 2.59. And so it meets the rural communities definition,” said David Shore of Diamond Shores during the presentation. The applicant added that a 100‑foot wetland buffer would be shown, no wetlands would be disturbed, and landscaping would be required along the 200‑foot road buffer. Staff recommended approval and the commission approved the rezoning by motion and hand vote.
The approval allows the applicant to proceed to detailed development plans and engineering; staff indicated that landscaping, turn‑lane needs and specific stormwater controls will be reviewed during plan submittal and permitting.
