The Planning Commission recommended approval of Ordinance 01-26 after amending setback distances and removing the Commercial/Industrial district portion. The ordinance would let property owners seek decreased front-yard, side-yard and rear-yard setbacks in agricultural districts through a conditional-use permit rather than a variance. The board amended the text to change front-yard decrease to 20 feet and side/rear-yard decreases to 25 feet in the amended language before recommending approval.
The change replaces a variance-only approach with a conditional-use pathway for certain setback reductions; the first reading was performed on July 7, 2026 and the second reading is scheduled for July 21, 2026. The Planning Commission discussed relative strengths of the conditional-use approach and noted additional review of commercial/industrial boundaries would continue at a future meeting.
