Planning Commission recommends new subdivision ordinance; amends private street centering rule

On July 7, 2026 the Planning Commission recommended approval of Ordinance 03-26, a proposed subdivision ordinance intended to coordinate streets, utilities, open spaces and improvements as land is subdivided. Luke Muller summarized the ordinance language goals — public-health, safety and utility coordination — and the public hearing drew no public input.
The commission voted to amend Section 309.1 (Private Streets, Reserve Strips and Alleys) to require, when appropriate and at the developer's expense, a survey demonstrating that a street is within one foot of being centered in the right-of-way before dedication of right-of-way. The ordinance received a first reading and will return for a second reading on July 21, 2026.
