The Clark County Planning Commission recommended approval of Ordinance 02-26 after public hearing and amendments on July 7, 2026. The ordinance would increase minimum lot area and establish a maximum residential density in agricultural districts; it also creates a Residential Density Bonus A that would permit up to four single-family residences per U.S. Public Land Survey quarter section provided at least two lots are 35 acres or larger, subject to a conditional-use permit. The Planning Commission amended language in the draft (substituting 'single family dwelling' for 'residence') before voting to recommend approval.
Public commenters raised definitional questions. Mitch Peterson asked for clearer definitions of 'dwelling' and 'residence,' and Steve Wendling questioned why residential restrictions were being added while the county faces a population deficit. The Planning Commission recorded its recommendation and Luke Muller performed the first reading; a second reading is scheduled for July 21, 2026.
