He said the existing clubhouse is a former residence — built about 1952 and approximately 2,085 square feet — and described three options with corresponding cost estimates: a renovation (roof, crawl‑space moisture mitigation, floor repair and interior finishes) for roughly $130,000; a new, smaller clubhouse (1,300–1,500 sq ft) estimated at about $205,000; or a full replacement at about $279,784.48, the low lump‑sum bid obtained from BC Stone Homes.
Anderson and commissioners discussed site challenges, including water intrusion from an apparent spring under the crawl space and long‑running moisture problems that staff said had required repeated minor remedies. Anderson said demolition costs could be minimized by using county roads and engineering equipment, with tipping fees at the landfill the primary external cost. First Tee representatives said the organization values the conference space for inclement‑weather classes and would prefer the larger building but acknowledged that a smaller footprint would be workable.
