Several residents and HOA board members said the neighborhood's water has caused corrosion of plumbing fittings and frequent equipment failures.
A homeowner said low pH is corroding US and imported brass fittings and noted repeated replacement of faucets and water heaters. "pH is what is causing all of the problems," the resident said, adding that some in the neighborhood have installed pH neutralizers in their homes.
HOA members described infrastructure failure modes: about 139 service saddles were cited as locations of concern, with roughly 28% replaced this year. Pressure-reducing valves (PRVs) were reported to fail under the system's hill pressure, sometimes cutting service to homes when internals fell apart. The HOA reported a test well was dug and found a source with more favorable water chemistry; funding would be used to operationalize that well if financing is approved.
Commissioners asked technical questions but did not receive a full engineering plan during the hearing; the board asked the HOA to return with detailed scope and sequencing for repairs.
