The Board of Zoning Appeals and Planning Commission approved a variance request for 1021 Lubbock Davis Road during its June 11 meeting.
Staff member presented the application submitted by the property owner, saying the applicant "is requesting a variance from the front and the side setbacks" to permit a primary-structure addition and attached carport. Staff provided precise measurements: "The primary structure addition will be 92.35 feet from the centerline of the road and the attached carport would be 81.37 from the centerline of the road and 34.19 feet from the side property line." The parcel is in an Agricultural zoning district, and staff noted the house is an existing, nonconforming use on the lot.
Commissioners questioned the sketch showing a small triangular buildable area and whether the county's property-appraisal coding (which sometimes shows "residential") reflected zoning. Staff clarified that the appraisal classification is for property appraisal purposes and does not supersede the county zoning map, which had previously recorded the parcel as light industrial in some cases. After discussion and no public speakers, a commissioner moved to approve the variance; the motion was seconded and carried by a show of hands. Staff said the applicant will be contacted when the permit is ready for issuance.
