Council approves platting exception for 614 North 5th Street to allow duplex on Lot 40

Development services director Elizabeth Esau presented a planning exception request for 614 North 5th Street to separate Lot 40 from Lot 41 so the owner may develop a duplex on Lot 40. Esau said the property dates to a 1951 residence, the applicant seeks to revert to a prior two-lot configuration, and staff recommends approval if code requirements are satisfied.
Attorney Sarah Thompson, representing the applicant, told council the owner understands the code requirements and the process. Council asked clarifying questions about zoning (R-15) and homestead status; after discussion the council moved to approve the platting exception and the motion passed 5–0.
