The board approved variance case 26100 for 2511 East Vina Del Mar Boulevard, allowing installation of an elevated generator in the southern required yard setback. Senior planner Gil Martinez outlined the case as a practical-difficulty variance, noting the proposed encroachment would reduce a required 7-foot setback to about 4.5 feet and recommending approval with conditions including compliance with applicable building, electrical and flood-plain rules and submission of an as-built survey prior to final inspection.
Homeowner Kevin Murphy said the house was completed in November 2022 and that the decision to install a generator came afterward as he determined it was a worthwhile resiliency investment: "When we built the house, the house finished in November '22... we found out that the investment's gonna be worth it," he told the board. Board members acknowledged recurring similar requests and approved case 26100 with the staff's recommended survey and placement conditions.
The approval is conditioned on installation in substantial compliance with the approved survey and will require board review for any future relocations or expanded equipment within the approved setback area.
