The Board of Adjustment approved case 26104, granting a practical-difficulty variance to allow an elevated residential generator within the side-yard setback at 2941 East Vina Del Mar Boulevard. Senior planner Brandon Berry described the request as a 3-foot setback where 7 feet is required under LDC 6.14(b), and staff recommended approval with conditions including a final inspection and an as-built survey.
David Iris of Pinellas Generator and Electric testified the unit is a Generac and specified a sound measurement: "It's, 63 decibels from a distance of 23 feet." Board members discussed installation timing, precedent and the fact the unit had been installed but not yet connected; following discussion the board approved the variance by roll call with staff conditions.
The approval requires applicants to submit the approved final survey and to comply with applicable building, electrical and flood-plain regulations before final sign-off.
