Planner Mr. Bueller presented the final plats for Westbrook Estates Division No. 1 and Division No. 2 on the city's west side (17th North). He said Division 1 includes 51 lots, of which 48 are buildable and the remainder are stormponds or common areas; the developer proposes twin homes (attached dwellings), which are allowed in R1 zoning and do not increase overall density.
Council asked clarifying questions about minimum lot sizes and the attached-dwelling rule for R1, and staff confirmed density is consistent with the zoning code. Motions to approve the development agreements, final plats and statements of relevant criteria passed and the mayor, city engineer and city clerk were authorized to sign the documents.
Why it matters: the approvals clear the way for residential development on the west side and establish plat and development-agreement conditions intended to meet subdivision and zoning standards.
