The Board approved rezoning ±2.93 acres from Commerce Center to Heavy Industrial to allow Morris Steel to expand its outdoor storage and parking area. Staff said the request consolidates parcels, limits high-intensity uses by proffer and includes a minimum 65-foot Type C vegetated buffer along the eastern property line to shield adjacent residential uses.
Applicant counsel described the expansion as a modest continuation of the existing business with approximately 0.64 acres designated for outdoor storage and parking. Commissioners asked about visibility and fencing; the applicant and staff said the site would not be fenced but would retain thick landscaping and buffers to limit impacts. The rezoning was approved 5-0.
